If a guest is locked out of the premises a spare key may be available, in most cases.  However, should a spare key not be available, the guest will be required to secure a private locksmith to regain entry at the guest's sole expense.
Preferred method of Payment is cash. Guest may also pay via Cashier’s Check and Travelers Checks in US funds. For your convenience, we also accept Credit Card payments. No Personal Checks, No Business Checks, and No Money Orders are accepted, no exceptions.

Paypal Payments: Guest may pay via Paypal in the form of an echeck. Paypal echeck payment  require payment to be made one week prior to check-in since it may take up to 5 business days before funds clear and become available. Paypal payments in the form of a major credit card (not in the form of an echeck which the funds are debited directly from your bank account much like a debit card) incur a 3% convenience fee added to the total payment.

Debit Card Payments: Guest may pay at check-in via bank debit card which require a Personal Identification number (PIN). All debit card transaction will also require an imprint of the debit card used and a copy of a Photo ID.

Credit Card Payments: As a convenience to our guest we accept all major credit card payments (Visa, Master Card, American Express, and Discover). All credit card transaction will also require an imprint of the credit card used, signed receipt from the card holder, and a copy of a photo ID. Credit card payments incur a 3% convenience fee added to the total payment charged to offset the processing fee.

Reservations are confirmed ONLY after the security deposit is made and a confirmation is emailed...
Please read the following before check-in...
An initial damage/reservation deposit specified in the confirmation is required to reserve our vacation condos for the specified dates. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within (7) days of departure, provided the following provisions are met.

In the event of damages or missing items to the vacation condo during a guest’s stay, it may take up to 30 days to receive any balance deposit refunded.

In the event that the damages or missing items exceed the deposit, the renter’s credit card on file will be charged to cover any and all damages or missing items.

If guest’s credit card on file or initial damage/reservation credit card is overdrawn for whatever reason, guest is responsible for overdrawn charges incurred by bank.

PayPal Deposits: PayPal deposits are refunded via Paypal.  Once the deposit refund is process guest will receive an email notification from Paypal. If guest have a Paypal account the deposit funds will be transferred directly into guest’s Paypal Account. Guest without a Paypal Account will just have to follow the instruction provided on the email to receive the deposit funds or open a Paypal account.

Credit Card Deposits: Credit card deposits over the phone will be refunded to the credit card used. Once the deposit refund is process guest will receive an email notification from Paradise For Rent, LLC. To process the credit card booking deposits over the phone the following information is required:  Card holder’s Name, Credit Card Account Number, Expiration, and CSC number.

Confirmation Policy:
The confirmation includes the guest’s contact information, booking information, directions to our office at The Pavilion (5601 Collins Avenue, Miami Beach) from both airports, address to the condo, Rental Terms and Conditions, and Notice to all Guest.

Guest are responsible to review all the information provided in the Confirmation and notify us of any error or mistakes prior to check-in. Guest are also responsible to review and agree to all our “Rental Terms and Conditions” prior to booking.

The Rental Terms and Conditions may be change or be modified without notice. In the event of any changes or modifications to the rental agreement, guest will be responsible to the “terms and Conditions” at the time when the booking was completed and confirmed.

At check-in all guest will be required to agree to all the terms and conditions, provided valid government identification and have a credit card on file.

Check-in:
Check-in is between 2:00 – 11:00 pm. Our office is at the Pavilion (5601 Collins Avenue, PH-4, Miami Beach, FL). Guest are advised to call us (at 786.543.2959) to let us know that guest have arrived and on the way to our office. We will have guest fill out and sign the rental agreement. A photocopy of the guest’s government issued ID and photocopy of credit card will be kept on file. We will show guest to the condo, and provide condo keys upon receipt of full payment.
Parking
Passover preparation service is available for a onetime fee of $300 for the one bedroom condos, $350 for the two bedroom condos, and $400 for the three bedroom condos.

The service includes the packing and storage of all kitchen items and also includes 3 additional full cleanings: arrival cleaning service, departure cleaning service and one cleaning service during stay.

The above building included a valet parking for one vehicle. Additional vehicles will incur service fees by valet. When parking, guest just specify the condo's room number residing and the car will be parked accordingly.

Green Diamond
Mosaic
Bel Aire
At Akoya guest will be provided with a parking decal which must be posted at all times on the dash board of the vehicle (Guest who file to post parking decal may have the vehicle towed by the condo association at guest expense) and guest may occupy any parking space above the 4th floor except parking spaces with a red circle (reserved parking). Guests are responsible to return parking decal to our office.

The above condo has parking available at the Miami Beach City Parking Garage at an extra fee or meter parking on the street.

Paradise For Rent, LLC. is not responsible or liable for damages which may be incurred by unforeseen acts to your vehicle such as fire, theft, casualty, or other potential acts or damage with respect to any car or its contents. If your car is towed for any reason, it is at guest’s expense.

Rent
The total is due at check-in, no exceptions. All payments are final, no refunds or exchanges to another condo.

Renters are responsible to review the confirmation and notify us of any mistakes or errors before checking-in.

Check-Out:
Check-out is before 10:00 AM. We ask our guest to call us at 786.543.2959, once checking out from the condo, lock the condo door on the way out and return keys to our office at The Pavilion, Suite PH 4.
Condo Changes:
Paradise For Rent, LLC reserves the right to move guests reservation to another comparable unit based on unforeseen circumstances that make the original rental unit unavailable. We will notify our guest of any condo changes. However, if a similar condo is not available our guest will be provided with other options.
Non-Smoking Condo:
All condos booked have a maximum specified capacity of adults and/or children. The confirmation will have the confirmed number of guest for a specific condo.

Additional guest over the confirmed number of guest up to the condos maximum capacity will be charged $150 per person. An air mattress may be requested for a $50 fee. Any changes in occupancy most be requested and subject to approval. Once approved, a new confirmation will be emailed with the new occupancy requirements.   

Occupancy of Condo:
Condo Keys, Remotes and Decals: 
Guest will be provided keys to the premises. The keys will include a master key (or remote) to enter the building and access the buildings amenities. Guest may also be provided with a remote to access the self parking garage and a parking decal to post on vehicle.

Guests agree to return items in working conditions or to be charged in accordance with the cost schedule provided in this rental agreement. In addition, a locksmith may be required to change locks and other charges may also apply.

Lockout
Lost and Found Policy
Any items left inside the condo after check-out is NOT our responsibility. We will do our best to find and return any item(s) which were lift or misplaced inside the condo. If need be, as a courtesy, the items may be shipped to an address provided at the renters request.  Any returned items will incur shipping and handling charges and a $30 convenience charge.

" Millionaire Condos at Affordable Rates"
A one-time departure cleaning fee specified on the confirmation will be added to all condo bookings. The departure cleaning is a basic cleaning completed after check out which includes the cleaning of all the towels, linens, bathroom(s), floors, and kitchen.

Guests are booking a private vacation rental and are expected to maintain a clean condo throughout their stay, including proper disposal of trash. Condos left in poor conditions that require more then a basic cleaning after check out will incur an additional cleaning fee of $100. Poor Condition includes but is not limited to leaving trash around the condo; furniture rearranged; stains on towels, sheets, rug or floor; and dishes in sink.

Cleaning Fee:
No refunds will be given, we highly recommend you purchase travel insurance. We highly recommend your purchase travel insurance.  If you wish to purchase travel insurance, go to www.InsureMyTrip.com or www.travelguard.com for details and to purchase.
Hurricane or Storm Policy:
We are a family owned & operated business which happened to fall together by accident. We started renting our "Family Condo" at The Pavilion. Due to the value at which we offered our Family Condo and the degree of hospitality we offered our guests, we soon booked the condo all year. Damages or Missing Items: 
Guest understands that each unit is privately owned and furnished by the owner. Guest agrees to compensate Paradise For Rent, LLC for any loss or damage, excluding normal wear and tear, which occurs during the stay of the guest. In the event that the damages or missing items exceed the booking deposit, the renter’s credit card on file will be charged to cover any and all damages or missing items. All repairs are performed by professional sub-contractors. Repair fees are $100/hour for labor plus parts and supplies needed.

Upon check-in, guest is responsible for inspecting the unit and reporting any damages discovered in the unit within 2 hour. If a maintenance issue or repair is needed during the rental period, guest is responsible for contacting Paradise For Rent, LLC and reporting the needed repair. If repair or maintenance issue is a result of guest conduct, guest will be responsible for payment of the repair bill.

Guest is responsible for maintaining the condition of all linens. The cost of any damages will be deducted from the damage deposit. Damages include burns, make-up stains, blood stains, tearing, removal of the linens from the rental unit, etc.

PLEASE DO NOT FLUSH SANITARY NAPKINS, TAMPONS, PAPER TOWELS, HAND WIPES/BABY WIPES, ETC. IF ANY DAMAGE OR BLOCKAGE OCCURS AS A RESULT OF THESE ACTIONS, GUEST WILL BE CHARGED ACCORDINGLY.

Cancellations or No-Show:
In the event that guest no-show or cancellation occurs within 30 days of guest arrival, no refund of the booking deposit will be granted. A refund of $100 of the booking deposit will be made if Paradise For Rent, LLC is notified 30 days prior to arrival.

The total rent is due at check-in, no exceptions. All payments of rent are final, no refunds or exchanges to another condo.

If guest checks out prior to the scheduled checkout date, no refund will be granted.

A booking is confirmed once a booking deposit is received via Paypal or processed via credit card and a Confirmation and rental agreement is emailed from Paradise For Rent, LLC. 
Booking Policy:

Guest may request to check-in early or check-out late which is dependent on bookings and cleaning schedule.

Early Check-in: Guest may request early check-in by just calling us (786.543.2959) and confirming that the condo is not booked with other guest and it that it has been cleaned. Guest may check in as early as 10:00 AM.

Late Check-out: Guest may also request late check-out by just calling us (786.543.2959) and confirming that the condo is not booked for other guest the same day. Late check-out is 12:00 PM. No late check-out if condo is booked for other guest the same day.

Half Day and Extra Days: Guest may request half day or extra nights if the condo is available. Guest who check-out after 12:00 PM will be charged a half day. The rate is half the condo full night rate. Guest checking out after 5:00 PM will be charged an extra night. The half day or extra night may be deducted from the deposit or paid via credit card. 

Early Check-in or late Check out:
Guests understand and are expected to follow all the Condo Association Rules, all the Terms and Conditions in the renal agreement, and the good neighbor policy. Guests who do NOT follow the Condo Association Rules, all the Terms and Conditions in the renal agreement and the good neighbor policy may be asked to vacate the condo by the condo association or by Paradise For Rent, LLC.

If guest are asked to vacate the condo, any unused portion of the rent already paid will be not be reimbursed and deposit will be refunded pending review of the condo for potential items missing or damaged.

Good Neighbor Policy”
Follow the Building Rules posted or instructed by building security.
No load Music. Keep noise levels confined to the condo.
No smoking inside condo. May smoke outside in the balcony.
Keep in mind you are renting a private residence not party property.
Any guests who do not agree to our terms and conditions at check-in will cancel the booking and thus will not have the deposit refunded.

Condo Association Rules and Good Neighbor Policy:
Guest expressly agrees to indemnify and hold harmless Paradise For Rent, LLC, unit owners, or condo association from any accidents, injuries, losses and/or damages to guests and/or his invitees. Guests expressly agrees and understands that there is a risk of injury or death from the use of pools and other bodies of water and agrees that neither Paradise For Rent, LLC  or its officers shall be liable for any claims, demands, injuries, damages or death to persons whether or not said injury or death is due to the negligence of Paradise For Rent, LLC or its officers. Guest further agrees to assume all the foregoing risks and accepts personal liability for any injuries, damages and the loss of any property including money, jewelry or valuables of any kind.

Guest understands that each condo is privately owned and is rented by Paradise For Rent, LLC “As Is”.

Guest understands that there is no insurance of any king provided by Paradise For Rent, LLC or Owners. Guest is responsible for obtaining their own travels insurance.

Guest agrees that any disputes arising from this agreement or any rental transaction between guest and Paradise For Rent, LLC shall be resolved through binding mediation conducted in Miami, Florida.

Liability:
Frivolous Chargeback’s:   
Guest will be held responsible for any damages which occur during the stay and also responsible for any missing items. Any disputes, it is recommended to be settled with our company.

If a frivolous charge back is reported to the credit card company for damages or missing items which occurred during a guest’s stay, it is our policy to turn over the charge back to the law firm which represents Paradise For Rent, LLC. In addition to damages or missing items, guest will be responsible for attorney fees which are $250 to $350 an hour, administration fees $100/hour and any other charges. In the event that a charge back enters pre-arbitration or arbitration with the credit card company guest are responsible for all the fees incurred.

It is also our policy to follow through which each incident. We photograph every incident, have a sign contract with the agreed “Terms and Conditions” and have the legal representation to dispute the frivolous chargeback’s.

Introduction:
Absolutely no Smoking is allowed inside any of the properties. Guest may smoke outside in the balcony of the property. Please make sure that sliding door is closed while smoking in balcony to prevent smoke from entering property. If evidence of smoking is found, the guest agrees to pay a $250.00 fee.
Only approved pets are allowed under guest responsibility. Guest is expected to follow all pet condo association rules and city of Miami Beach laws. It is hereby agreed by and between Paradise For Rent, LLC and Guest to have the following described pet and no others, in the vacation home upon and subject to the terms and conditions of the rental agreement and this Pet Clause.

          recommended.

All items above are the sole responsibility of the pet owner.

Pets:
Any exceptions to the above mentioned policies must be approved in writing in advance.
Written Exception:
Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
